What does my lender need to approve my loan?

Income

     If you are a wage or salary employee:

              Most recent 2 years W2s

              Most recent pay stubs covering a 30 day period

     If you are self-employed:

              2 years Federal Tax Returns, signed

     If you have rental income:

             Real estate schedule: property value, loan amount, payments, rent received

                     Copy of all leases

                    Rent roll

     If you are retired:

                     Retirement statement/award letter

    If you receive or pay child support or alimony:

                     Proof of receipt continuing 3 years after the close of escrow

     If you own 25+% of any corporation:

                    2 years Corporate Federal Tax Returns

Assets

            2 months bank statements

            2 months statements on any retirement account or 401k

            Gift letter if down payment will be gift funds (documented)

Housing

     If you are currently renting:

                     12 months cancelled rent checks

                    Rental history for 2 years

                    Contact information for your current landlord

     If you own your home:

                    Current mortgage statement, if applicable

                     Note, if refinancing

            Driver License / Photo I.D.
